  • Allocation of an experienced Property Manager solely dedicated to each owner and property.
  • Your Property Manager is equipped with ample administration support, so please make sure you discuss any concerns with them just as easily as you would with your Property Manager. Avoid disappointment and make an appointment to meet with your Property Manager.
  • We promptly attend to all maintenance and invite you to work with us to ensure all approved work is actually completed.
  • After hours / emergency access is forwarded to a duty manager.
  • Monthly, fortnightly and weekly rent payment facilities including direct debit, internet and phone banking or credit card are available.
  • Email and text messaging of new vacancies to suit your requirements.


1. Your initial point of contact

Your first point of contact will usually be one of our reception staff to assist you with any enquiries you have during the inspection and initial application process.

2. Property inspection

All Property Management staff share the property inspections, this ensures that all staff have a general understanding of all managed properties throughout the office as well as condition and pricing. A Property Manager will meet you at the property and take you through, but this may not be the Manager allocated to that particular property. During the inspection please note any alterations or additions you would like made to the property, if any. Note however, the Owner may or may not be able to accommodate your request/s and may ask for you to contribute to the cost.

Any requests for the owner must be noted on this application at the time of applying, or will not be considered by the owner.

3. Completing your tenancy application form

It is essential that each person over eighteen years who will reside in the property completes a Tenancy Application form, even if the resident will not be on the lease.

  • Proposed Start Date of lease, length of lease and rental amount
  • Number of occupants (Each Occupant over 18 years of age must complete a Tenancy Application Form) Ages of Dependants (if any)
  • Pets (type, age, photograph, references, if any)
  • Evidence of applicant’s income
  • Rental references
  • Any comments or alteration/addition requests (refer to Property Inspection section)
  • Photography of Identification – Passport, Driver’s Licence or Student Identification Card
  • At lease two references from previous Lessors or Agents, copies of previous rental receipts and rental history report
  • Proof of last residential address Mobile or Home Phone Account, Electricity Account, Gas Account, Rates notice etc
  • Supporting proof in incomoe for payment of rental

4. Submitting your tenancy application form

At the time of submitting your application, you will need to provide all relevant information and photocopies of documentation for future file reference. Once you have submitted your application, you cannot change the terms you have specified in your application. An incomplete tenancy application or a tenancy application received without supporting documentation cannot be processed.

What happens now?

Your references will be verified and the owner of the property will be consulted. On some occasions, we may not be able to immediately make contact with your references, or the owner, which is beyond our control. Your patience is appreciated. Once we have received instructions from the owner, we will be in contact with you to confirm the tenancy and make an appointment for you to sign the lease. Monies due prior to any lease commencing would include the Bond and 2 weeks rent, at the time of signing the lease, you are required to pay the bond component. Please note, we are a cash free office.

Don’t forget, CONTENTS INSURANCE is your responsibility and you must ensure that your belongings are covered during the transition from old property to new property.
